How does this play out in practice?

Our aim is to be 100% transparent and competitive when it comes to our prices. Please see examples below.

Example 1 – a 3 night stay at £125 per night with the normal occupancy level (no sofa beds, no pets, no cots or high chairs etc.).

Your property receives a booking through Airbnb, Booking.com, Trip Advisor or another Online Travel Agency (OTA).

The guest will pay £425 (£375 sub-total + £50 cleaning fee). There are no extra supplements.

The OTA will take their commission (generally between 3-15%). In this example, I will use 10% of the sub-total, £37.50. This fee is retained by the OTA, and the balance transferred to the host.

Short Stay St Andrews as the host will receive £337.50 + £50 = £387.50

The commissionable amount is £337.50. Short Stay St Andrews retains the £50 cleaning fee. There are no extra fees for dogs etc..

The commission of 15% is £50.62. You will be transferred £286.88.

Payment will be transferred to your account usually within 14 days of the end of the previous month.

Example 2 – a 5 night stay at £100 per night with 6 guests and a dog (2 guests use sofa bed at £15 ppn and £20 extra cleaning fee for the dog).

Your property receives a booking through Airbnb, Booking.com, Trip Advisor or another Online Travel Agency (OTA).

The guest will pay £722 (£500 sub-total, £150 extra guest fees, £20 dog supplement + £50 cleaning fee).

The OTA will take their commission (generally between 3-15%). In this example, I will use 15% of the sub-total, £75. This fee is retained by the OTA, and the balance transferred to the host.

Short Stay St Andrews as the host will receive £652 + £70 = £722

The commissionable amount is £652. Short Stay St Andrews retains the £50 cleaning fee and the £20 dog cleaning supplement.

The commission of 15% is £97.80. You will be transferred £554.20.

If you were to extrapolate this over a month at 90% occupancy and a rate of £100 per night with 6 guests on the most expensive OTA, you would expect to receive £2887.05.

Payment will be transferred to your account usually within 14 days of the end of the previous month.

Example 3 – a 4 night stay at £250 per night with 4 guests and a baby (cot and high chair supplied by Short Stay St Andrews for £20 per stay).

Your property receives a booking through Airbnb, Booking.com, Trip Advisor or another Online Travel Agency (OTA).

The guest will pay £1070 (£1000 sub-total, £20 cot & high chair supplement + £50 cleaning fee).

The OTA will take their commission (generally between 3-15%). In this example, I will use 5% of the sub-total, £50. This fee is retained by the OTA, and the balance transferred to the host.

Short Stay St Andrews as the host will receive £950 + £70 = £1020

The commissionable amount is £950. Short Stay St Andrews retains the £50 cleaning fee and the £20 cot & high chair supplement.

The commission of 15% is £142.50. You will be transferred £807.50.

Payment will be transferred to your account usually within 14 days of the end of the previous month.

What our clients say

Jordan has created a very valuable investment for me. He sourced me a quality property in the centre of Edinburgh using his vast experience in the holiday let sector would be a "winner". He controlled the process from viewing, purchase, refurbishment to the final set up for holiday let occupation. I would recommend Jordan for his eye for location, interior design and what will make an investment work. I was happy to take a "hands-off" approach throughout.

James

Investor Owner

Jordan's business has ensured my property is making a steady income through the year with a no-hassle approach to managing my flat as a holiday let. I had serious issues with a non-paying long-term tenant whom refused to pay the rent and/or leave. After a lengthy process, I approached Jordan and his team to make my flat work for me again. It was ready for Airbnb in 2 weeks after redecoration! I finally received income for the property after 6 months of nothing.

Ken

Owner

We moved to Aberdeen and had our flat advertised on the rental market for a few months without success. We approached Jordan with a view to doing a commission-only deal to manage the flat on a holiday let basis. His initiative and advice has allowed us to turn a potentially loss-making investment into a super success, totally hassle free. Being a furnished holiday let, we are able to avoid the new BTL mortgage rules coming into play and protect our investment.
