Our client is a long time property owner in St Andrews looking to take a different approach with their property. The property as it stood wasn’t to the required standard for us to manage it as a holiday let, having been a student let. We were tasked with renovating the property throughout to the required standard for a holiday let.
Full Service
We refurbished and re-positioned the property to maximise it’s layout for holiday letting, applying for all the relevant consents in the process. We furnished the property using our local contacts and suppliers, finally staging the property for photography and listing on our multi-platform software.
Living Area/Kitchen Refurbishment – Blocking up of entry to bedroom, back to brick in the entire room, design and purchase of all kitchen units, appliances and implements. Full floor sanding and installation of wood burning stove.
Bedrooms Refurbishment – removal of all existing furniture and even the kitchen sink! Furnished and staged for photography! We’re particularly happy with our cabin-style bunk beds crafted to make the most of the space in a small room.

Shortly after the property was refurbished, we crafted a winning profile for the holiday let platforms, allowing us to show prospective travellers the beauty of the location and the property in all it’s glory. The project took 4 months from instruction to the first booking and the property continues to flourish in the competitive St Andrews market.

We were asked to offer a full service from property sourcing, conveyancing, purchase, development and listing on holiday let platforms.
Sourcing and Legals
Our team sourced the property using several sources and submitted a winning bid based on the forecast annual holiday let income to ensure a sensible income/expediture ratio.
Upon conclusion of missives our contractors refreshed the property with new fixtures and fittings including a new bathroom, kitchen, carpets and furnishings throughout.
Kitchen Refurbishment
We stripped the kitchen back to the brick to give us a blank canvas and undercover any underlying problems. A new kitchen was measured and fitted with all the mod cons essential to the successful rating of a holiday let property in Edinburgh.

Living Area Refurbishment – Two rooms and a large closet were combined into a single large living area. Back to brick in the entire room, full replaster, rewire, decoration and furnishing.
Hallway Refurbishment – remodel of hallway, new flooring, full replaster, decoration, rewire and new hardwood flooring.
Bathroom Refurbishment – create two bathrooms from one large unsightly unit with a defunct water tank and cupboard.

We took this old farm cottage just outside St Andrews through conveyancing, purchase and development to it’s current high quality standard.

This project wasn’t destined as a holiday let property, but rather a very comfortable and enjoyable residence. We sourced the property, concluded the legal process and refurbished the property throughout to a high standard. See the photos in the shots below.
Living Area/Kitchen Refurbishment – Removal of several unneccessary walls, repositioning of the door from the hallway to the living/kitchen area. Back to brick in the entire room, replaster, decoration, new floor tiles with underfloor heating, hardwood flooring in living area with the addition of bi-fold doors for seamless exit to the garden. New kitchen, electrics and a stable door topped it off.
